We do have a refundable fee for showing properties. Our fee is $75 per day plus food and accommodations if on a multi-day trip. The fee is refundable upon the purchase of a property through us within one year of your initial viewing (minimum purchase of $75,000, maximum refund of $2,000).

This may seem unconventional to real estate buyers, but the real estate industry in Ecuador is very different from other parts of the world. There is no multiple listing system in Ecuador, so finding properties to suit your needs is more difficult. Renting a car and going on your own is also quite expensive - count on a minimum of $60 a day for a comfortable vehicle - plus you will need to find your way around and have to speak Spanish to get any information.

Mortgages in Ecuador

We have partnered with a lending organization in Ecuador offering mortgages to foreigners.

This is an Ecuadorian mortgage from an Ecuadorian bank. The standard 10.75% with repayment periods of up to 15 years is offered. Minimum 30% down. The property serves as collateral.

The legal status of the property is vetted by the bank so you can be sure there are no unexpected legal issues hidden in the deal.

They will also evaluate the property so that you can't unknowingly overpay for the property.

To apply for a mortgage, you need to provide the following

1. Passport
2. Past three years of tax reports from your home country
3. Your credit score sent directly to the bank
4. Police report

Customized Real Estate Tours

There are a few Ecuador Real Estate Tour operators, but none like Canecua offering customized tours to suit your needs and wants. Most tour operators work in certain areas or with certain developers - they basically take you where they want you to go.

With Canacua, we listen to your needs and preferences and we will take you where you want to go. With our extensive knowledge of Ecuador, we can also recommend areas based on your needs and preferences.

Your relationship with Canecua can start the minute you land in Ecuador as we can provide airport pickup service in Quito or Guayaquil.

The fee for our Customized Real Estate Tours is $75 per day plus food and accommodation if outside of our home area. We can accomodate up to four people with our tours. The fee is not per person.

Translation and Interpreter services

When settling in Ecuador - whether permanently of for an extended vacation - you will likely need an interpreter on occasion.

If you are renting or purchasing property, contracts in Ecuador are only legal if they are in Spanish. You may also need your English documents translated into Spanish for certain legal services.

We have a team of Spanish-English speakers to assist you with your translation or interpreter needs. Canecua can also assist you with translation services.

Purchasing, Registering and Insuring a Vehicle in Ecuador

The process of purchasing, registering and insuring a vehicle in Ecuador is a little more complicated than it is in the US or Canada - particularly the registration process.

Canecua can assist you in the process of purchasing a new or used vehicle. We also have people who know the ins and outs of registering your vehicle in Ecuador. Insuring is relatively straightforward, but we can provide you with recommendations in insurance providers.

Mechanical services and repairs

If you have a vehicle in Ecuador, you will eventually need a mechanic. We have a list of mechanics we know, trust and recommend.
